1. CONCEPTUAL INTERIOR DESIGN PROJECT – PACKAGE A

  • Basic analysis of the functional needs of the space and style preferences with the client
  • Creation of a technical floor plan drawing of the existing state (or planned state of the space)
  • Two variants of floor plan organization with furniture and equipment layout
  • Creation of 3D photorealistic visualizations of all rooms in two different stylistic (color) variants
  • Production of an attractive video animation that includes characteristic views of the space
  • While respecting the needs and preferences of the client, the emphasis is on achieving the functional and aesthetic potential of the space, as envisioned through the designer’s perspective, presented in a high-quality photo and video presentation.

 

2. CONCEPTUAL INTERIOR DESIGN PROJECT – PACKAGE B

  • Detailed analysis of the functional needs of the space and style preferences with the client
  • Creation of a technical floor plan drawing of the existing state (or planned state of the space)
  • Two variants of floor plan organization with furniture and equipment layout + 1 revision
  • Creation of 3D photorealistic visualizations for the kitchen, dining room, living room, master bedroom, and bathroom in two different stylistic (color) variants + 1 revision
  • Creation of 3D photorealistic visualizations for all remaining rooms in two different stylistic (color) variants
  • Production of an attractive video animation that includes characteristic views of the space
  • Development of technical drawings for custom-made furniture
  • Conceptual design and positioning of main lighting fixtures per room, along with a list of electronic devices and water connections
  • Selection of flooring and wall coverings for each room, including color choices
  • Selection of furniture, equipment, sanitary ware, lighting, and decorations
  • Supplier list in accordance with the project and an equipment cost estimate, offering 3 price range options for each item
  • Individualized approach with an emphasis on quality and balancing the project’s aesthetic requirements with the defined investment level, aiming to achieve optimal solutions.

 

3. CONCEPTUAL AND DETAILED INTERIOR DESIGN PROJECT – PACKAGE C

  • Detaljna analiza funkcionalnih potreba prostora i preferencije stila sa klijentom
  • Izrada tehničkog tlocrtnog nacrta postojećeg stanja (ili planiranog stanja prostora)
  • Dvije varijante tlocrtne organizacije prostora s dispozicijom namještaja i opreme + 1 korekcija
  • Izrada 3D fotorealističnih vizualizacija kuhinje, blagovaonice, dnevnog boravka, master (glavne) spavaće sobe i kupaonice u dvjema različitim stilskim (kolorističkim) varijantama + 1 korekcija
  • Izrada 3D fotorealističnih vizualizacija svih preostalih prostorija u dvjema različitim stilskim (kolorističkim) varijantama
  • Izrada atraktivne video animacije koja uključuje karakteristične poglede prostora
  • Izrada tehničkih nacrta namještaja koji se izrađuje po mjeri
  • Idejno rješenje i pozicije glavnih rasvjetnih tijela po prostoriji, popis elektronskih uređaja i pozicije vode
  • Odabir podnih i zidnih obloga za svaku od prostorija uz odabir boja
  • Odabir namještaja, opreme, sanitarija, rasvjete i dekoracije
  • Lista dobavljača sukladno projektu i troškovnik opremanja sa predviđene 3 opcije različitog cjenovnog ranga za svaki artikl
  • Sheme rušenja i konstrukcije novih zidova (ukoliko je potrebno)
  • Sheme pozicioniranja i polaganja podnih i zidnih obloga (osnovne i/ili dekorativne)
  • Izrada tehničkih nacrta (pogleda) zidova na kojima su predviđeni određeni elementi
  • Specifikacija boja i materijala
  • Prikupljanje ponuda te njihova detaljna razrada prema projektnom rješenju za izradu elemenata po mjeri (od naših renomiranih suradnika)
  • Za odabrani komadni namještaj, podne i zidne obloge, opremu, sanitarije, rasvjetu, tapete, štukature i dekoraciju prikupljuju se i prosljeđuju ponude, vodi se briga o plaćanju te koordinira dostava i montaža
  • Direktna konzultacija sa dizajnerom na rješavanju nedoumica u fazi implementacije na objektu putem poziva i video poziva, emaila i sastancima u uredu
  • Individualan pristup sa naglaskom na kvaliteti i traženje balansa između zahtjeva atraktivnosti projekta u odnosu na definiranu visinu investicije, a u cilju dobivanja optimalnih rješenja

 

4. PROJECT IMPLEMENTATION MONITORING AND CONSULTATION (SUPERVISION)

  • Supervision and coordination of interior works after they begin.
  • Recommendation of contractors.
  • Consultation on material and service selection.
  • Coordination and control of contractors, setting priorities, and defining a chronological schedule of tasks.
  • Budget monitoring and expense planning.
  • Regular updates to the investor on implementation phases.

Note: Supervision and consultation services are only available with the Conceptual and Detailed Interior Design Project (PACKAGE C).

 

5. EXTERIOR DESIGN

  • Defining layout solutions by functional and visual segments.
  • Development of specific functional areas included in the project (e.g., summer kitchen, garden, lounge, entertainment and sports facilities, pools, saunas, hydromassage solutions, etc.).
  • Detailed designs for structures, pergolas, fences, and custom-made furniture through technical drawings and sketches.
  • Creation of 3D photorealistic visualizations of the building and its surroundings.
  • Selection of materials for pathways, pools, and beaches, as well as facade color choices.
  • Spatial arrangement of plants (planting plan) with specifications and quantities suitable for the local climate and design.
  • Conceptual solutions for outdoor lighting.
  • Professional exterior photography (separately contracted based on project needs).

 

6. CONCEPTUAL ARCHITECTURAL DESIGN WITH FLOOR PLANS (PRE-ARCHITECT PHASE AND BUILDING PERMIT DOCUMENTATION PREPARATION):

  • Definition of the work task, analysis, and functionality of the building.
  • Creation of 2–3 variations of basic spatial and design floor plans, including furniture layout and necessary equipment.
  • Positioning of the building on the plot.
  • Production of up to 5 photorealistic 3D visualizations of the building’s exterior and the basic outlines of the surroundings.
  • Alignment of solutions with the investor’s needs and preferences (online or in our office).
  • The CTI team includes interior designers, a civil engineer, a licensed architect, and a licensed structural engineer, ensuring coordination and compliance of mutual requirements during the initial conceptual design phase.

Note: This service is intended for investors beginning the process of obtaining a building permit and who have contracted the Conceptual and Detailed Interior Design Project (PACKAGE C) with CTI.

 

NOTES:

  • Direct consultations with the designer for resolving uncertainties during the implementation phase (part of PACKAGE C) are conducted approximately once a week, lasting about 30 minutes, with prior appointment scheduling (except in urgent situations). Office meetings occur approximately once a month, lasting about 1 hour, by prior appointment.
  • Project deadlines are calculated from the day the designer receives all the necessary agreed documentation and after the advance payment has been made.
  • Service payment terms: 50% advance payment upon offer acceptance, 50% upon project delivery in digital (and paper) format.
  • The conceptual interior design project includes up to three spatial organization proposals (two versions + one additional revision). Any additional proposal requested by the client will be charged at 30% of the conceptual project’s cost.
  • The offer does not include the architectural project, conservation study, structural project, mechanical project, electrical project, occupational safety study, geomechanical study, fire protection study, or any other studies required by special laws. Upon the client’s request, if such studies or projects are necessary, CTI can provide their preparation within our team or through our external collaborators.
