A Villa Project Developed from the Shell Construction Stage
The villa project in Rogoznica was developed from the shell construction stage, with the goal of creating a contemporary, architecturally refined, and functionally thoughtful space for the premium rental market. Through a comprehensive concept and detailed design of both the interior and exterior, a villa with a clear identity was created—one where the sense of luxury is not based on extravagance, but on precision, carefully selected materials, and the long-term quality of the space.
A particular value of the project lies in the carefully balanced relationship between authenticity and modernity. The façade, clad in Brač stone, maintains a strong connection to the Dalmatian architectural context, while the interior and exterior introduce a contemporary, sophisticated character through darker tones, natural textures, bespoke design elements, and meticulously crafted details.

The outdoor spaces were conceived as an extension of the living area, with clearly defined zones for relaxation, dining, and enjoying the views. A lounge area shaded by a sail canopy, an outdoor dining space, and Mediterranean landscaping create a comfortable and inviting atmosphere throughout the day.




Evening Atmosphere by the Pool
The pool area is designed as a space that changes character throughout the day. In the evening hours, the lounge, pool, and terrace take on a more intimate atmosphere, enhanced by warm lighting, views, and an open connection to the surrounding landscape.


Living Area as the Heart of the Villa
The living area is designed as the central hub of the villa, connecting the dining room, living room, kitchen, and circulation to the upper floor. Glass surfaces, wooden cladding, and darker tones create a contemporary yet warm atmosphere suited for extended guest stays.


A Space Connected to the Terrace and View
The dining area is positioned as the central point of the ground floor, directly connected to the fireplace, living room, and kitchen. The kitchen with an island opens toward the pool and the view, linking everyday living functions with the villa’s outdoor spaces.






The Warmth of Wood and Dark Interior Tones
The living room introduces a more contemporary and distinctive expression of the interior. Slatted wooden wall cladding, dark-toned modules, soft textiles, and indirect lighting create a refined yet comfortable atmosphere suitable for everyday use. Views toward the outdoor areas further connect the interior with the pool terrace and the surrounding landscape.
The Wine Cellar as a Premium Villa Feature
The wine cellar is designed as an intimate, materially rich space where wood, stone textures, glass, and warm lighting come together. Beyond its functional role of wine storage, the space introduces an additional lifestyle scenario within the villa—a place for tasting, gathering, and embracing a slower pace of stay.






Private Wellness with Sauna and Salt Room
The wellness area is designed as a dedicated relaxation space, combining a sauna, salt room, Himalayan salt elements, and lounge furniture. Within the context of a rental villa, this zone goes beyond the basic accommodation function, creating additional value and a more immersive guest experience.




Rooms Designed as Calm En-Suite Units
The bedrooms are designed as calm en-suite units, with an emphasis on comfort, textiles, views, and practical spatial organization. Wooden cladding, neutral tones, layered textiles, and carefully positioned lighting create a sense of privacy, while wardrobe elements and the connection to bathrooms support the functionality of guest stays.
